How We Determine Your Home Value Estimate

To find the fair market value for your property, we look at a range of comparables that include active listings, contingent properties, and homes that have sold within the last 6 months.
Using these properties, we determine your home's value by adjusting for differences like age, square footage, location, and your homes' specific features and upgrades.

Does my neighborhood/subdivision impact my home value estimate?

Yes.

While creating your home value estimate, we look at properties within your neighborhood/subdivision first because they'll often best represent the value of your home.

In some cases, we go outside of the nearest properties, to find homes most similar to yours within a one-mile radius.

I've seen a higher estimate for my home. Why is it different?

Most home value estimates use a general approach (especially freely available estimates online). They'll use home sale prices in your general area, with very few other factors, to estimate a value range.

These estimates are designed to be a "rule of thumb" and not a guaranteed sale price and are thus often inaccurate when you need to know a precise value for your home.

When we put together a home value estimate and offer, we dive into details to make sure our valuation is as accurate as possible. Some details we look at, that other estimates exclude, are: Size, Finish, Flooring, Upgrades, Location specifics, Market Conditions, Seller Concessions on previous sales, Inspection Fees, and Transfer Taxes.

As a result, we are able to make an actual offer to purchase your home, rather than just give an approximated sale price.

Why is my home value lower than sale price of one or more of the comps displayed?

No two homes are identical. The value of each home is based on an average of several comparable homes and how each home compares on a feature by feature basis.

For your home, we start with the comps then adjust your home's estimated value based on how it compares on a feature by feature basis.

For instance, your home may be larger than a comparable home, which would cause us to increase our valuation. Alternatively, your home may be less upgraded than a comparable home, which would cause us to decrease our valuation in comparison.

We look at each comparable, and each feature, and see how your property compares to arrive at our final valuation - which may be higher or lower than any given comparable.
