No low ball offers. My offer is intended to net you close to what you’d receive by selling traditionally on the MLS via a Real Estate agent. After factoring in the current condition of the property, repairs, realtor costs, closing costs, and carrying costs I come to my offer price. You can compare this to a traditional model sale to aid in your decision.

There is no formal inspection when I buy your home. I do like to view the property with my General Contractor to estimate repair costs.
I will provide you with a Comparative Market Analysis with a list of similar homes within your market area that have recently sold in the last 90 days along with the current comparable homes that are listed for sale. You will be able to determine what Fair Market Value is for your home. The property assessment will ensure that the homes price is competitive with today’s market value.
Yes. Your hard work and upgrades will be considered in the offer price for the home.
Absolutely! This is a meeting of the minds so that a win win situation can be achieved.
No appraisal or formal inspection. I do like to view the property with my General Contractor to estimate repair costs.
After I purchase your home, I will do a comprehensive renovation to the property, then list if for sale. My goal is to “create value” through extensive repairs and upgrades. I’m happy to stay in touch with you to show you the upgraded version of your home and the eventual resale of the property.
Signing a contract allows us to officially move forward with the sale of your home. The next step is to schedule an inspection and open escrow with the Title Company. The last step is setting up a walkthrough 24 hours prior to closing then your proceeds from the sale will be sent to you upon recordation of the sale. It’s just that simple!
Absolutely not. Again, transparency is paramount in this transaction. There won’t be any surprises!
You should plan to move out 48 hours before our scheduled close date. Unless we agree to a free short term lease back.
The Title Company is a 3rd neutral party who ensures that all legal documents are filed correctly with the state. The escrow officer will schedule a time for you to sign closing documents or a mobile notary can be set up to assist.
There will be no fees to you, the seller. I will pay for all the closing costs. So you make whatever my offer price is minus what you owe to your mortgage holder(s).
The offer process usually takes a few hours after I’ve viewed the property. I value your time and realize this is a big decision for you, so I move quickly and over communicate.
On the scheduled closing date the escrow officer will send the payoff amount to your mortgage lender, and the remainder of your proceeds will be wired to your bank account.
I work with a neutral third party title company for title insurance and escrow services. It’s important to that buyers and sellers are fully compliant with all local regulations.
I will visit your home and verify there is no new damage to the property since my initial inspection. I kindly ask that all personal property is removed. You can be present for the walkthrough.
On the scheduled close date, the transaction is recorded on public record and the escrow officer will distribute your funds. You can have your proceeds wired to your bank account or pick up a check.
